What do we offer?
We offer a luxury all inclusive off campus living for students in a co-living community. Our residences are in downtown with easy access to universities, restaurants, markets and public transport.
Will I have a private space?
All guests have a designated bedroom in the home for their comfort and privacy. Your designated bedroom is your private suite with no shared access. Each room is suitable and designed for single occupancy and private to occupant. Guests only share the common areas like kitchen, bathroom etc.
What to expect in my room?
Our rooms are fully furnished with a twin bed, study desk and chair, side table, lighting, and smart TV for your convenience. All rooms come with fresh bed linen, pillow and deep cleaning before the move-in.
Which furniture’s does a room comes with?
Our rooms are fully furnished with a twin bed, Mattress protector, bed sheet, duvet, duvet cover, pillow, pillow cover, study desk and chair, side table, closet, curtains or blinds, lighting, and smart TV for your convenience.
Are bathrooms private or shared?
It varies according to your pick. The Master Rooms offer private bathrooms within the room, while other private rooms have shared bathrooms with other residents.
How many residents share the same bathroom?
Depending on the layout of apartment, you’ll typically share a bathroom with 2 other roommates. However, some apartments offer a master bedroom with a private bathroom, subject to availability. Please do not forget to clean up the shared bathroom after your use.
How many people will I be living in an apartment?
You will live in a co-living space with other roommates. Most of apartments accommodate three roommates in total. The exact number of roommates depends on the apartment layout but not more than four roommates in an apartment.
What are the shared areas in an apartment?
Kitchen, dining area, shared bathrooms, laundry are the main shared areas in an apartment. Which you share with your roommates in respectful manner.
Is there a kitchen where I can cook my own food?
Since we do not offer meal plans all our apartments come with a fully furnished, shared kitchen with including dishwasher, fridge, cooktop, microwave, oven, toaster, coffee maker, pots, pans, dishes, and cutlery. Please do not forget to clean up any mess you make while preparing food.
Is there a laundry?
Yes, all our apartments have either in-unit or on-site laundry.
Is the internet included?
We are happy to provide each resident with an unlimited Free Wi-Fi internet connection.
Is parking included?
Parking may be available for an additional fee depending on the availability, for parking space requests please contact us.
Will I get the same room as on the photos?
Yes, the photos represent the specific unit you have interest. To understand better what you will get we encourage you to schedule a virtual or in-person tour to see the room you want to book.

What does the rent include?
The rent includes your room rent, all utilities, internet, as well as living in a fully furnished apartment. It also includes the use of the building amenities like fitness center, swimming pool, rooftop terrace, BBQ and so on (depending on your building amenities).
Are there any additional costs?
The rent includes your room rent, all utilities, internet, as well as living in a fully furnished apartment. Please note that personal expenses such as food, transportation, cleaning supplies and other individual costs are not included in the rent.
Who can rent?
We only rent to undergraduate and graduate students. We provide co-living housing only to university students.
What to do if I lose my key?
Losing your key can happen to anyone of us so don’t feel bad if it happens to you. If you have lost your key and/or fob and you can’t enter your apartment anymore, please contact us to collect a new one. Please note that the costs for a new key is $75 and fob is $150.
How to book a room?
All bookings are online. Go to our web page, select the available rooms, pick your dates, proceed to checkout, fill the online forms, make the necessary payment. That’s all now your booking is done.
What’s the next step after booking (verification process)?
After booking next step will be verification. For maintaining a peaceful co-living with your roommates, we have a verification process. We only accept students who are a good fit for our co-living community. To complete the verification process, upload necessary documents photo ID, study proof (enrolment or acceptance letter), proof of enrolment payment to university, home address, emergency contact information), and pay the balance of payment.
My booking has been accepted, what to expect on moving date (check-in process)?
After verification process you will receive a message about move in instructions. In this instruction you will find the move in date, the contact information of the host who will be there to welcome you to your new home. Your check-in begins after 4:00 pm on your planned move-in date. If you want to move in early please contact us, we will try our best to make it happen. The host will help you to settle in your room, give all necessary information, answer your questions and introduce you to the other roommates.
How do I sign the rent agreement?
After your booking is accepted you will receive an email with a link to sign the rent agreement. All signing process will be done online. From the link you will review and digitally signing the rent agreement electronically.
How do I pay my rent?
Rent can be paid online using credit card, bank transfer, international wire transfer, PayPal or cash. Payment instructions will be provided upon booking.
How is the payment schedule from booking to move in?
At the time of booking, you are required to pay security deposit and service fee to secure your room. Your first month payment is due up on moving in. After moving in you will be paying month to month. Rents are paid in advance, basically “first you pay then you stay”. Here is an example: Assuming you did your booking on August 05, planning to move in by September 01. You should pay the Security Deposit $800 and Service Fee $300 at the date of boking now your room is secured till September 01. After your verification process is done On September 01 or before you must pay your September rent payment to move in on September 01 which is the move in date. You should pay your Security Deposit + Service Fee + First Month rent to receive your apartment keys. After the first month you will be paying your monthly rent on or before the first day of each month.
Where are your properties located?
Our properties are located near major universities and colleges. More details of each unit location can be obtained by checking the selected unit on our website.
Can I meet my roommates before moving in?
This can be arranged depending on your roommates, If they have time and accept your request we will arrange it for you.
Can I rent the whole apartment?
Yes, you can rent an entire studio or one-bedroom apartment. Please contact us for availability and pricing.
Can I book the same apartment with my friend?
Depending on the availability yes you can. Before booking, please reach us to discuss the availability options.
Can I change my room after moving in?
Depending on the availability you can change your room. Room changes are subjected to cleaning fee, service fee and administrative fee.
Can I extend my stay?
Depending on the availability you can extend your stay. Not to face any problems we recommend you do your extension request ASAP, better to do your extension request sooner than later so that we can guarantee your stay.
Can I move in and move out any date I want?
No, you can’t. We are collecting rents on monthly basis. Move in dates are the first day of the month and move out days are the last day of the month. Even if you are moving in after the first day of the month or moving out before the last day of the month you will be responsible to pay the whole month. Since we know that new starts are always challenging, we are here to help you and cooperate with you to make your life easy, if you have a specific planed date to move in, please contact us we will figure out something for you.
Is there a Credit Score required?
We all know that neither the international students nor the local students have enough time to build their credit score because of that we do not request any credit scores from students. We ask for ID of your guarantor.
What is proof of guarantor?
A guarantor is an individual (like a parent, sibling, friend or spouse) who agrees to pay your rent if you can’t pay it. Your guarantor’s signature on the agreement and photo ID is required to complete your booking. Don’t forget; not paying your rent timely manner will hurt your and your guarantor’s credit score.
Can I cancel a booking?
After your booking, all cancelations and refunds are done according to Cancellation Policy.
What is Security Deposit?
Security Deposit is a $800 deposit which you will be refunded 30 calendar days after the tenancy agreement ends. To have your Security Deposit back fully on time please be sure all contractual obligations have completed fully and timely.
What is Service Fee?
Service Fee is a $300 nonrefundable one-time fee to cover the administrative, move in cleaning and welcome kit costs.
What is welcome kit?
It’s a bunch of items welcomes you in your new home. In the welcome kit you will have a set of new fresh linen, pillow Cover, duvet cover, new pillow, a cell phone charger and a charging cable. Those are yours don’t forget to take those with you while moving out.
Are there locks on doors?
Because of the Emergency code requirements deadbolt locks are not allowed on bedroom doors. This ensures that emergency responders can access the room in case of an emergency.
What are the room types and the differences?
We mainly have three types of rooms as explained below. Their sizes differ according to apartment. All our rooms are fully furnished with a bed, Mattress protector, bed sheet, duvet, duvet cover, pillow, pillow cover, study desk and chair, side table, closet, curtains or blinds, lighting, and smart TV for your convenience.
Master Bedroom: Typically, the largest and most luxurious bedroom in an apartment. It’s often the primary bedroom, and it may include additional features like an en-suite bathroom, a walk-in closet, or a balcony.
Royal Room: The second largest luxurious bedroom in an apartment. It may include some additional features like a walk-in closet, or a balcony but it does not have an en-suite bathroom.
Flex Room: Flex Room is one of our cost-effective, an alternative to shared room. Flex room is an area formed by bookcase partition. With its own sliding door entrance.

How do I report a maintenance problem?
If you have a maintenance problem, please contact us immediately. We will send our maintenance team to solve it ASAP.
What if I have problems with my roommate?
Our residences are shared living space where open communication is key to resolving any problems. Please contact your housing coordinator for additional help.
Are pets allowed?
We all love pets, but since your roommates might be allergic to pets co-living environment does not allow us to be pet friendly. No Pets including service animals and emotional support animals are not allowed.
Who does the cleaning of my room and the common areas?
All rooms come with fresh bed linen, pillow and deep cleaning before the move-in. After the move-in it’s the occupant’s responsibility to keep the room clean and tidy. In the apartment there will be a broom, mop and a bucket for your use, you will be supplying your own detergent. Residents need to leave the room in the same condition as it is found. To avoid extra cleaning charges do not forget to do move-out cleaning. It’s all roommate’s responsibility to keep the common areas clean.
What is your guest and visitor policy?
To maintain a peaceful living environment, overnight guests are not permitted. You can have friends and family for a short visit during the daytime. No visitors between 10:00 pm to 8:00 am are allowed. Strictly overnight guests are not permitted.
Can I split the rent with my partner or a friend?
Sorry you can’t share room with someone else, our rooms are single occupancy only.
Is it permissible to have visitors during the day/night?
To maintain a peaceful living environment, at our premises, overnight guests are not allowed. You can have friends and family visit you for a short time. Strictly overnight guests are not allowed.
Is there 24/7 security?
The majority of locations are equipped with a concierge security desk and a key fob is required for building entry.
Can I smoke or vape in my room or inside the apartment?
Smoking of any kind; is not allowed in the apartments. No Smoking and vaping inside the unit.
What are the quiet hours?
On the weekday, quiet hours are from 10 pm to 7 am, and 12 am to 9 am on weekends. As with any shared housing, the golden rule is to be respectful to others and not wake them up or disturb while they’re trying to have a quiet night.
What is the average length of stay?
Most students are staying with us for a while. Between 3 to 12 months on average.
Is your apartments Co-ed?
We offer female-only, male-only, and mixed-gender apartments, subject to availability. Please mention your preference during booking.
Can I bring my furniture and own bed sheets?
We provide fresh bed linen set prior to moving in. Our rooms are fully furnished with a twin-size bed, study desk and chair, side table, lighting, and smart TV. Without moving out any of the existing furniture you can bring your own extra furniture. Don’t forget you should have to leave the room in the same condition you have moved in. If you prefer you may use your own linens, pillow, duvet and bed covers.
