Security Deposit Policy :

This Security Deposit Policy outlines the terms and conditions under which a security deposit is collected, held, and refunded for rental room. By signing a lease agreement, tenants agree to comply with the provisions of this policy.

1. Purpose of the Security Deposit
The security deposit is intended to cover any damages, unpaid balance, or other charges that may arise during your tenancy. It ensures that the property is returned in good condition at the end of the lease term and protects the landlord from potential financial loss.

2. Amount of the Security Deposit
The amount of the security deposit is $800.

3. Payment of the Security Deposit
The security deposit is due at the time of booking. The payment must be made via accepted payment methods (credit card, bank transfer, international wire transfer, PayPal or cash). Payment instructions will be provided upon booking.

4. Conditions for Withholding All or Part of the Security Deposit
The security deposit may be withheld, in whole or in part, at the end of the lease for the following reasons:
• Any outstanding balance owed at the end of the lease term.
• Damage to the rental unit or the furniture.
• Charges for the replacement of lost or unreturned keys, fobs, or other entry devices.
• To cover the cancelation costs after booking.

5. Inspection of the Property
Before move-in and at the end of the lease term, an inspection of the rental property will be conducted. Inspection date is the end date of the lease agreement. The tenant has the option to attend the inspection. Any damages or cleaning required will be documented, and a move-out report will be generated by the management.
• Move-In Inspection: A move-in inspection form will be provided to document the condition of the property at the time of move-in. Both the tenant and the landlord/agent will sign the form.
• Move-Out Inspection: A move-out inspection will take at the last date of lease agreement.

6. Refund of the Security Deposit
The security deposit, minus any deductions for damages or unpaid fees and/or balance, will be refunded to the tenant within 30 days of the end of the lease term and return of the keys. If the amount withheld exceeds the security deposit, the tenant will be responsible for paying the remaining balance.

7. Disputes Regarding the Security Deposit
If the tenant disputes the amount deducted from the security deposit, the tenant must notify management in writing within 5 days after receiving the balance of the security deposit. Both parties will work together to resolve the dispute.

8. Tenant Responsibilities
The tenant agrees to:
• Maintain the rental unit in a clean and undamaged condition.
• Notify the management promptly of any damage or repair issues that may arise during the lease term.
• Return the unit in the same condition (minus normal wear and tear) at the end of the lease.
